Tristan appoints contractor on Sicilian Avenue revamp

CCP 5, a fund managed by Tristan Capital Partners, has appointed construction firm Structure Tone to deliver a circa £22m office-led redevelopment at Holborn’s iconic Sicilian Avenue, WC1.

The redevelopment involves two Grade II listed buildings, at 21 Southampton Row, WC1, and Vernon & Sicilian House.

The project, known as Bloomsbury Quarter, will involve some structural alterations followed by a comprehensive Cat A refurbishment. It is targeting BREEAM Excellent and EPC B ratings, with works set to complete in Q2 2025.

When completed, the scheme will deliver a total of 52,000 sq ft of prime office space and 9,000 sq ft of high-end retail.

Knight Frank Asset Management is working with Tristan Capital Partners on the site’s repositioning. Alchemy Asset Management is acting as development manager.
