Patrizia’s plans for the redevelopment of an Aldgate office block are set to be approved by the City of London Corporation next Friday (26 January).
Under its proposals, Patrizia seeks to replace the existing 16-storey tower and seven-storey podium at 30 Minories, EC3, with a 16-storey development, providing around 186,370 sq ft of office space on the upper levels. The plans also include flexible retail, leisure and employment uses on the ground and lower-ground levels.
Once refurbished, the upper levels of the adjacent Writers House, a six-storey Victorian warehouse, will be leased at affordable rents to local enterprises. The ground and lower-ground levels will provide community space and be equipped for a range of uses such as quiet working space and events and activities areas.
As the proposed development is located above the 13th-century abbey of St Clare’s and within the eastern Roman cemetery, the lower-ground floor of Writers House will include a permanent display of archaeological artefacts and a public art installation by local artists.
The redevelopment will target BREEAM Outstanding, WiredScore Platinum, WELL Platinum and NABERS UK ratings.
Documents prepared by planning officers said “overall, it is considered that the proposal would make the best use of land” and that the site “would assist in the regeneration of the Aldgate area”.
The documents added that the scheme had received six letters of objection alongside a petition signed by residents of 44 properties including the Guinness Estate, Marlyn Lodge and Fenchurch House, objecting to the development over concerns about noise, disturbance, dust, overheating and loss of daylight and sunlight.
