Telford Homes’ revised Ilford scheme waved through

Telford Homes has received planning consent for its revised 4.82-acre mixed-use Chapel Place development in Ilford, east London.

The site, which is set to provide more than 1,000-homes, had originally received approval in December 2022.

The scheme, which is to be built on the former Britannica Works factory for Ilford photographic film, has been adjusted to respond to emerging revised fire safety guidance; this required five of the proposed seven buildings to be redesigned to include a secondary means of escape.

Chapel Place will deliver a mix of build-to-rent homes, affordable housing and purpose-built student accommodation, along with new flexible commercial spaces and a new Sainsbury’s store.

Anne Kavanagh, chief executive at Telford Homes, said: “The site has been allocated for mixed-use development in the Redbridge Local Plan, which sets out the council’s aim to deliver more than 17,250 new homes, 5,000 jobs and vital community infrastructure across the borough.

“Chapel Place allows us to deliver a mixed-tenure [development] of quality housing and commercial space in response to the needs of the area, while significantly improving the public realm. We believe this opportunity has all of the characteristics needed to enable Telford Homes to deliver a best-in-class product in Ilford and to deliver on our commitment to building sustainable communities.”
