Beltane Asset Management has received planning consent for an office-led mixed-use development next to Notting Hill Gate Underground station, W11.
Plans for the 1.3-acre site, which includes the current Newcombe House, comprise 248,689 sq ft of offices, 18,255 sq ft of retail and 28,050 sq ft for residential and medical use.
The Squire & Partners-designed scheme aims to reduce carbon emissions by refurbishing and extending an existing 1950s 12-storey tower structure.
The new tower will feature upgraded workspace, extended floor plates, two additional storeys and balconies on every floor, plus a roof terrace. It will also offer a landscaped public square by Notting Hill Gate.
The development also includes a new six-storey building on Kensington Church Street, with shops on the ground floor, workspace on the upper floors, and landscaped terraces on each level.
Beltane Asset Management co-founder Duncan Roe said: “The site has become significantly degraded over time and has been a missed regeneration opportunity for far too long.
“Our ambition is to further strengthen and enhance Notting Hill Gate with a new commercial hub, bringing a range of local economic and social benefits. We very much want to continue our partnership with the council, local residents and the local business community to make Notting Hill Gate an even better place.”
He added: “With inter-sector competition in London for the best talent as intense as it has ever been, those organisations with the best offices will have a major competitive advantage.”
