Zephyr X Developments has submitted proposals to bring forward a 21-storey residential tower on a brownfield site in Leeds.
The 0.2-acre site, on the corner of Shannon Street and Marsh Lane, is vacant, following the demolition of a former business centre in 2022.
The scheme would comprise of 212 residential flats, of which 7% will be affordable and are expected to address the need for one-, two- and three-bedroom homes in the city centre. The development will also include 549 student bedrooms.
The ground floor would be amenity space, opening to a reception area and front of house seating with a lounge and two conference areas. The first floor will include a gym and cinema.
There will also be a roof terrace for the use of all residents located on the 15th floor.
The project is expected to generate 566 jobs during construction, resulting in wage generation through the construction phase of up to £16m.
The site lies within a wider regeneration area, with the Leeds City Village scheme immediately to the south of the proposed development. The wider masterplan has a GDV of £231m and comprises more than 1,000 homes.
DPP advised Zephyr X on planning. The scheme was designed by Brewster Bye Architects.
