St John Ambulance seeks Marylebone office sale

St John Ambulance has put the freehold of 63 York Street, W1, up for sale.

The charity has instructed Savills to sell the Grade II listed office building, which it uses for training and administrative purposes.

Originally the home of St Marylebone Western National School and more recently St John Ambulance’s London headquarters, the site comprises 13,185 sq ft of office space across three storeys, a further 1,511 sq ft in a two-storey annex to the rear, and a 3,496 sq ft private courtyard.

The organisation is looking for offers over £8m, reflecting a capital value of £544 per sq ft for full vacant possession of the site.

The office is marketed as a value enhancement opportunity through potential change of use, with options including educational, medical, office and residential, as well as asset management and massing creation.

The deadline for bids is 12pm on 15 February.

St John Ambulance is partway through a strategy to offload properties. The company disposed of 33 properties in the year ending 31 December 2022, according to its latest financial accounts, including locations where it surrendered the lease back to the landlord. The sales generated £6.3m for the charity.

The charity’s national headquarters is located next to St John’s Gate in Clerkenwell, EC1, according to the report.
