Tri7 and its joint venture partner Fusion Group have submitted a planning application to Haringey Council for a residential-led mixed-use scheme in Wood Green, N22.
The 2.16-acre site is let to Mecca Bingo until December 2026 and includes an adjoining car park on Lordship Lane. Tri7 acquired the site from U+I for £21.5m in 2022.
The developer’s proposals consist of four buildings of up to nine storeys containing 623 student bedrooms with associated amenity spaces, such as private and social study areas, a library, a gym, karaoke rooms and a podcast and recording studio.
The development will also provide 77 affordable homes, comprising 25 shared ownership apartments, 45 social rent apartments and seven social rent five-bedroom townhouses.
The Costorphine & Wright-designed scheme also offers 8,600 sq ft for ground-floor town centre use and around 23,000 sq ft of public open space, including children’s play areas and external amenity spaces.
