Sciontec doubles its vision for Liverpool lab development

Sciontec has unveiled plans for the second phase of Hemisphere in Liverpool’s Knowledge Quarter.

The expansion comes amid growing demand for laboratory space in the city and the wider region.

The developer is set to create 350,000 sq ft of new laboratory and workspace, to be known as Hemisphere Two. It will feature open-access laboratories on the ground floor, chemistry labs and potentially pandemic preparedness and response laboratories.

The building will also feature Sciontec’s all-inclusive flexible workspace solution, Sciontec AI, which has proven popular at the neighbouring Spine building.

The second phase will be adjacent to the 172,000 sq ft Hemisphere One, which was approved in 2022. 

Hemisphere One, designed by AHR Architects, has been 66% prelet prior to construction commencing. The Centre of Excellence for Long-Acting Therapeutics, a cross-faculty research initiative by University of Liverpool, has agreed to take 44,421 sq ft of laboratory space across the top three floors.

The building will also be home to Civic Health Innovation Zone, which will occupy 16,211 sq ft, and National Biofilms Innovation Centre, set to move into 14,807 sq ft of laboratory space.

Mark Power, chair of Sciontec and vice-chancellor at Liverpool John Moores University, said: “With existing lab facilities at Liverpool Science Park already at capacity and Hemisphere One now significantly prelet, we have a robust platform to move forward confidently with plans for Hemisphere Two and create even more places for pioneers to thrive in the heart of the city region.”

CBRE and Knight Frank are retained agents on Hemisphere One.

Sciontec is jointly owned by Liverpool John Moores University, the University of Liverpool, Liverpool City Council and Bruntwood SciTech.
