Homes England has acquired Teville Gate, a brownfield site in Worthing, West Sussex, as part of plans to regenerate the area and create around 250 homes.
The 3.5 acre site was bought by Worthing Borough Council from Mosaic Global Investments in 2021. It is the first site in the South East to be purchased by Homes England through the Brownfield Infrastructure and Land Fund.
The agency is now working on proposals for the site to provide new homes in the town centre, near the town’s train station, and close to bus routes and local facilities. Plans will include open spaces and improved pedestrian and cycle routes.
Homes England has agreed to acquire the site immediately and will lease it back to the council while it carries out the preparatory work, ensuring that the site can be used for other purposes whilst plans are developed.
Homes England chief property officer Alison Crofton said: “Homes England has worked closely with Worthing Borough Council over the past year to agree a united approach.”
Beccy Cooper, the leader of Worthing Borough Council, said: “Our ambition remains the creation of sustainable, high-quality and genuinely affordable homes for our residents.
“We believe Homes England is the ideal partner to realise those ambitions for Worthing.”
Part of the site is used as a car park, but it has largely stood derelict for years despite multiple plans to redevelop it.
Mosaic Global Investments had put forward a £150m plan for a mixed-use scheme, including 378 homes, before selling the site.
