Aldgate’s One Portsoken on the block for £130m

A central London educational investment opportunity has hit the market with a price tag of £130m, with One Portsoken, in Aldgate, E1, up for grabs.

New York-based investor Abraham Schwartz’s Alfred Equities bought the building for £97m in 2018. Cushman & Wakefield and Michael Elliot are marketing the building.

The 238,874 sq ft office tower underwent a £50m refurbishment in 2021 to achieve high ESG credentials, including BREEAM Very Good, WiredScore Platinum and an EPC of B.

Other features of the updated office include 8,786 sq ft of roof terraces, a restaurant, café, bar, cycle storage, shower and changing facilities.

The building is fully let to two tenants, Northeastern University and BPP University, at an average rent of £50 per sq ft and more than a dozen of years to expiry.
