Sellar secures planning consent for Elstree shed scheme

Sellar has secured outline planning consent for a 120,000 sq ft industrial and warehousing development in Borehamwood, Hertfordshire, next to Sky Studios Elstree.

The B2/B8 application gained unanimous approval from Hertsmere Borough Council.

The development, which will sit on a five-acre site, has been designed to be adaptable to the needs of the media and logistics sector, with scope for data centre use.

The scheme will include ancillary office floorspace, associated parking, loading docks, servicing, landscaping and substation. It is expected to create up to 600 jobs.

In line with Sellar’s broader ambition towards sustainable development, it is targeting BREEAM Very Good, with ambitions to hit the Outstanding rating.

The site will aim to be operationally carbon neutral, with plans set to include an extensive array of PV solar panels, 22 EV charging spaces and 53 cycle spaces.

It will also utilise grey-water reuse, green roofs, and prioritise low-carbon materials during construction. Landscaping, including tree planting and installation of bird and bat boxes, will help promote biodiversity on site.

The site occupies a prime location, directly next to the A1 and inside the M25.

Sellar chief executive James Sellar said the development “aligns with the council’s objectives to promote sustainable development and employment growth in the borough, relieving pressure on the green belt”.

The planning consent comes after Hertsmere Borough Council refused Sky’s application for a circa 773,000 sq ft extension of its studio site.

The council rejected the expansion as it would have extended into green belt land.

UMC Architects have drafted the proposals for Sellar’s industrial development, with Quod and DWD acting as planning consultants, and Turner & Townsend acting as project managers.
