Aviva Investors is looking to offload one of its west London office buildings.
The freehold to the 51,795 sq ft Aurora at 71-75 Uxbridge Road, W5, is being marketed by Hanover Green at £19.38m, reflecting a net initial yield of 10% and a capital value of £383 per sq ft.
The building provides BREEAM Very Good and EPC B-rated office space and is fully let to four occupiers. This generates a total passing rent of just over £2m per annum and reflects an average rent of £41.61 per sq ft.
The tenants are BDW Trading, a subsidiary of Barratt Developments; US construction tools manufacturer ToughBuilt; and UK housebuilder Countryside Properties UK. Three floors are let to Regus and are being offered as flexible workspace.
Leases have a weighted average unexpired lease term of 8.3 years to expiry and 6.6 years to break.
