Paddington hotel checks in for Strettons April auction

A four-star Sonder hotel in Paddington, W2, is set to go under the hammer in the Strettons auction on 18 April, with a £16m guide price.

The freehold for the Sonder The Voyage hotel, in Norfolk Square, is thought to be one of the highest value auction lots ever to be offered in the UK.

The 55-room hotel was put up for sale via private treaty last month, as previously revealed by EG, with Eden Capital and Strettons jointly acting for the seller.

The hotel is Grade II listed and produces £710,000 per annum.

Strettons auction director Andrew Brown said: “This is a genuinely rare opportunity for investors to purchase a significant property in a notable area of London.

“Only one property on Norfolk Square has come to market in the past 23 years, and the hotel produces a healthy income so it’s understandable that we are already seeing significant interest in the property.”

The sale will feature 57 properties, including a former World War II military bunker in Surrey, which has a guide price of £165,000.

Known as Foxwarren Bunker, the property would have served as part of the Vickers (Brooklands) dispersal depots during World War II, which were used for secret experimental work.

Barnes Wallis, the inventor associated with the Dambusters Raid, would have worked at the site. The bunker sits on 2.1 acres of land.

In Kensington, a freehold mixed-use retail and residential property with planning permission for an additional studio flat will be put on the block, with a guide price of £700,000.

Other residential properties include a long leasehold, vacant, split-level flat for modernisation in Hackney, with a £500,000 guide price, and a vacant three-bedroom mid-terrace house in need of repair in Walthamstow, guided at £400,000.

In Cricklewood, a freehold mid-terrace house arranged as two self-contained flats producing £31,920 per annum is guided at £720,000, while a similar property in Kensal Green producing £36,019 per annum has a guide price of £675,000.

Several development sites will also be offered, including a development opportunity at Lee Circle in Leicester. The site has planning permission for 92 flats and has a guide price of around £1.4m.
In Stratford, a 0.04 acre site with consent for four self-contained flats is guided at £425,000.

Brown said: “This is one of our most diverse catalogues for a long time, with some genuinely rare opportunities along with more typical auction lots.

“The Kensington corner property is one of my favourite lots in the sale as there is potential for the purchaser to add significant value.”
