Lateral tables Cavell Street lab plans

Lateral, in a joint venture with HIG, has submitted plans for the delivery of a lab building on a half-acre site at 100-136 Cavell Street, E1.

The developer acquired the site in March 2022 in an off-market deal

The application seeks permission for the demolition of the existing building, occupied by a former clothing factory that dates from the early 20th century.

Lateral is looking to develop a purpose-built life science facility, measuring 160,000 sq ft and ranging in height from five to nine storeys, with a full basement floor.

The development, designed by Allford Hall Monaghan Morris, will comprise laboratory space with a likely split of 60:40 wet lab to write-up space.

About 10% of the lab enabled space will be classified as “affordable”, providing opportunities for start-ups and small to medium-size enterprises.

The plans also feature a café, cycle storage, and landscaping.

In terms of sustainability, the building will target BREEAM Excellent certification. The building has also been designed with regard to NABERS and WiredScore certification standards.

The scheme is expected to generate an annual GVA of up to £59.6m.

The move forms a part of the vision to create an innovation hub in the heart of Whitechapel. Lateral is a founding partner of the Whitechapel Road Life Sciences Cluster, a partnership between Barts Life Sciences, Barts Health NHS Trust, Queen Mary University of London, the Department of Health & Social Care, NHS Property Services, and private landowners.

Revised proposals for the wider masterplan were submitted to the local council late last year. The proposals seek to transform a series of outdated buildings and empty sites around the Royal London Hospital.

Jérôme Fouillé, managing director at HIG Capital, said: “We have identified this location as one of the most promising across London to develop a life science building within the Whitechapel Life Science Cluster.”
