Places for People has received planning approval for 138 homes at Shottendane Road in Margate, Kent.
The site is the first phase of a 450-home development approved in 2022 and will feature one- to four-bedroom flats.
The Margate masterplan will also provide more than 4.3 acres of open space, two children’s play areas, improved infrastructure to connect the local area and EV chargers.
Places for People has also increased the number of affordable homes in the scheme to 68, comprising 49% of the homes, in a partnership with Homes England.
John Kerr, regional managing director for the South East at Places for People, said: “We have worked hard to deliver a proposal that works for the wider community and are pleased that through our strategic partnership with Homes England have been able to increase the affordable housing provision to 49% following previous feedback.
“We know that a shortage of affordable housing remains an acute issue across the South East and are looking forward to start delivering these new homes.”
