Hines has been given the go-ahead for a mixed-use scheme in Southwark.
The borough council has given a resolution to grant planning approval for an office and residential development at 18 Blackfriars Road, SE1.
The scheme, developed alongside architects Foster + Partners and Lipton Rogers, will see the transformation of a two-acre brownfield site that has remained undeveloped for two decades.
It will include affordable homes, free workspace for local businesses and entrepreneurs and a cultural hub for locals. The scheme will span three buildings, two delivering more than 400 new homes and the third comprising 800,000 sq ft of office space.
Hines said the development will be fossil fuel free, 100% electric and net zero carbon in operation, with 95% of heat demand served by ground source heat pumps that share, store and offset energy.
