Cushman to relocate West End office

Cushman & Wakefield has agreed a deal to move its West End office to a Derwent scheme at 25 Baker Street, W1.

The Baker Street location will replace 43-45 Portman Square as Cushman & Wakefield’s West End office from September 2025. 

The agent has exchanged contracts with Derwent on the move. Cushman said 25 Baker Street will offer “next-generation” office space with a shared roof-top terrace and sky room.

Once complete, it will be a net zero carbon building targeting BREEAM Outstanding, LEED Gold, and an EPC ‘A’ rating. The building will also have direct access to a new pedestrianised public courtyard with cafés and restaurants. 

Cushman’s project and development services and workplace teams will be handling the office fit-out.

Other occupiers include Pimco and Moelis.

Paul Williams, chief executive of Derwent London, said the firm will deliver “a best-in-class office to support [Cushman’s] business and talent”.

Cushman’s head office in London is at 125 Old Broad Street, EC2. The firm has separately secured new space for its Birmingham office, on the fifth floor of its premises at 1 Colmore Square.
