Dandara gets go-ahead for 1,300 Birmingham homes

Birmingham City Council has approved Dandara’s application to deliver over 1,300 homes and 30,000 sq ft of commercial space, at Warners Fields in Birmingham.

The developer will regenerate a brownfield site, located within a mile of the city centre in Digbeth.

The development will aim to deliver a sustainable neighbourhood centred around a renaturalised River Rea. The river runs through the middle of the site, but is not currently accessible to the public.

Dandara submitted the hybrid masterplan application in 2022, which comprised of its proposal to provide 3,000 homes in Birmingham’s Digbeth.

This first phase of the development will spearhead the delivery of the Council’s Rea Valley Urban Quarter regeneration, with successive phases delivering further homes, workspaces, commercial space and new active travel routes.

The commercial space in the approved phase incudes the Henry Bradford Centre, with commercial space for start-ups and SMEs, and the Apollo Building, offering a cycle hub and EV charging.

The Apollo building also has potential to be converted to residential, once HS2 Curzon Street Station and the Eastside Metro extension are completed.

Dandara planning director Rachel Allwood said: “The redevelopment will deliver much-needed new homes to meet Birmingham’s housing need and drive the ecological and environmental transformation of this part of the city by renaturalising the River Rea and delivering significant net biodiversity gain.

“Phase 1 will see the excavation and landscaping of the River Rea for the first time in decades, alongside over 1,300 new homes and 30,000 sq ft of commercial space.

“This initial investment will catalyse the construction of successive phases, including further mixed-use developments and bring much needed regeneration into the area.”

The plans were designed by Glenn Howells, advised by planning consultants Turley.
