The first phase of LOC8 industrial estate in Maidstone, Kent, has been fully let, with the second phase securing a 50% prelet.
Distributor Nivek Catering Supplies has committed to take 20,501 sq ft upon completion.
The firm will join builder’s merchant Huws Gray and healthcare furniture supplier Ocura Healthcare, which signed up for 24,951 sq ft and 31,216 sq ft, respectively.
Clearbell Property Partners III fund, managed by Clearbell Capital, is bringing forward more than 435,000 sq ft of facilities at junction 8 of the M20.
Phase one of LOC8 comprises 245,000 sq ft of space across 11 warehouses, ranging in size from 5,000 sq ft to 60,000 sq ft. The second phase will see 185,200 sq ft across seven warehouses, with completion scheduled for September this year.
The first phase of development has achieved BREEAM Very Good and EPC A and A+ ratings. The second phase targeting BREEAM Excellent.
