LPPI Real Estate Fund has got the go ahead for a new 106,020 sq ft office building in Bristol city centre.
The fund, managed by Knight Frank Investment Management and advised by V7, will deliver a 12-storey, net-zero building on the site of a 1970s office block.
The developers said the 32,674 sq ft, 1970s structure was unable to be repositioned to meet current occupier and energy efficiency standards so would be knocked down and rebuilt as the One Passage Street scheme. The 1970s block is home to Heart FM Radio and the BIMM Music Institute.
The new block will provide grade-A office space on a prime site in the city overlooking the floating harbour. It has been designed to gain BREEAM Outstanding, EPC A, WELL Platinum and a range of other sustainability accreditations.
The scheme will also provide some 15,367 sq ft of terraces overlooking the water and a landscaped area at ground level, plus public café and auditorium for use by occupiers and external organisations.
One Passage Street has been designed by AWW Architects. Savills advised on planning. Knight Frank and CBRE have been appointed as office agents.
LPPI Real Estate Fund invests money on behalf of the council pension funds for Lancashire County, London and Berkshire County councils.
