Record rent deal for Warrington’s Phoenix House


Regional investor Hillview Real Estate has secured Community Health and Eyecare as an occupier at Phoenix House in Warrington. 

The ophthalmology services provider has signed a lease until 2033 for the first floor in the building, measuring 7,743 sq ft. Community Health and Eyecare will pay a rent of £17.50 per sq ft, a record for the building.

Phoenix House provides 23,308 sq ft of grade-A office space over four floors with balconies, galleried landing, new LED lighting and secure cycle storage.

Community Health and Eyecare has invested around £1m in the building to install modern laboratory, treatment and consultation facilities.

Evan Corcoran, asset manager at Hillview, said: “This new lease reinforces the strong level of occupier demand for modern, market-leading office space that we are continuing to see across the UK’s regional hubs.”

The letting agents for Phoenix House are Knight Frank and Roberts Vain Wilshaw, which advised Hillview on the deal.
