Canmoor looks to offload South West trade estate

Warehouse and business space developer Canmoor has hired Knight Frank to find a new owner for its 9.53-acre Cheltenham Trade Park in Gloucestershire.

It is seeking offers of more than £23.4m, reflecting a net initial yield of 6.25% and an anticipated reversionary yield of 8.11%. Canmoor bought the park in 2015 for £10.8m

The site covers 149,740 sq ft of multi-let facilities, comprising warehouses and two office buildings.

There are 26 occupiers on site, including Travis Perkins, Eurocell, Toolstation, Howdens, Homebase and Screwfix, generating a rent of £1.6m per annum.

The estate sits on Arle Road, less than a mile from Cheltenham town centre, providing transport links to junctions 10 and 11 of the M5 motorway.
