London BioScience Innovation Centre has attracted biotech firm Baseimmune to its new, fully fitted, grow-on space located in the Knowledge Quarter in King’s Cross, N1.
In 2022, LBIC revealed its plans to open a 37,127 sq ft innovation centre at the Apex, one of five mixed-use buildings in the wider 600,000 sq ft development known as Tribeca, which was delivered by Reef Group and BlackRock Alternatives in autumn last year.
Baseimmune will occupy 3,350 sq ft of lab and office space in LBIC’s facility on a five-year lease. The firm established its start-up activities with LBIC in 2022, with this recent lease agreement furnishing it with the grow-on space it requires while providing the team with lab support and hands-on scientific services delivered by the facilities team at LBIC.
The novel vaccine developer is understood to be paying rent which is in line with current market headline rents in the King’s Cross area for lab space. For the wider Tribeca development, rents are around £130 per sq ft.
Rich Ferrie, chief executive at LBIC, said: “We place a high value on our existing relationship with the founding team at Baseimmune and they have chosen to drive the next phase of their growth at our new Apex facility. We are thrilled at how the market is responding to our new space, and pre-letting activity is ahead of schedule.”
Joshua Blight, chief executive and co-founder at Baseimmune, said: “In a market where the availability of lab estate is growing, it is the team behind the space which enables a rapidly growing start-up to succeed and in lab-enabled space this is truer than ever and underpins so many of your milestones and inflection points.”
Alisje Churchyard, head of R&D operations at Baseimmune, added: “With comprehensive services like waste management, sterilisation, and supply of ice and gas handled by the LBIC facilities team, we can dedicate our efforts to advancing our innovative research.”
