Fabrix’s Bromley-by-Bow Industrial Park revamp gets the thumbs up

Fabrix has secured unanimous approval to transform Bromley-by-Bow Industrial Park, a 4.7-acre site at Empson Street, E3.

The move follows a planning officer’s recommendation last week. 

The site is wholly owned by Fabrix and has been assembled through a series of land purchases over several years. The London-based developer will bring forward a Haworth Tompkins-designed industrial park that will measure 136,045 sq ft, increasing the existing floor area on the site from 65,000 sq ft.

There will be 10 industrial blocks of between 6,500 sq ft and 19,375 sq ft. Each facility will have its own demised loading area accessed from the yard, with operational parking. There will also be shared loading bays for occasional HGV deliveries at each end of the yard.

In addition, Fabrix will build a site management pavilion and a 1,500 sq ft circular economy hub, while an existing 2,228 sq ft warehouse building will be repurposed for use as an affordable workspace. An additional 11,851 sq ft of affordable workspace will be provided in the new southern terrace.

The park has been designed for a mix of uses, ranging from warehousing and logistics to light manufacturing and last-mile delivery.

Fabrix has worked hard to assemble this formerly fragmented site so that we are able to deliver at the scale and quality of space that will meet the needs of advanced industrial occupiers in this location.”
