BNY Mellon signs largest regional office lease since 2020 at Manchester’s NOMA

The Bank of New York Mellon Corporation has taken the whole of the 200,000 sq ft 4 Angel Square at NOMA in Manchester.

The lease was signed for 10 years at £40 per sq ft. The deal is understood to be the largest in the UK’s regional cities since 2020.

The 10-storey office block has been developed by MEPC, the asset management and development arm of Federated Hermes. BNY Mellon is expected to merge its Manchester teams from two existing location at 3 Hardman Street in Spinningfields and 1 Piccadilly Gardens, where it occupies 52,237 sq ft and 91,439 sq ft respectively.

Sean Turner, Manchester site executive at BNY Mellon, said: “Our teams will come together in a prime city-centre office, providing an environment that enhances client experience, culture, collaboration and innovation.”

Other occupiers at NOMA include Amazon, the Co-op, athleisure company Adanola, Arcadis IBI Group, destination for creatives Material Source, coffee brand Allpress Espresso, brewery Cloudwater and restaurant Skof.

Paul Pavia, commercial director at MEPC, said: “With planning consent already in place for 2 and 3 Angel Square – the next two office buildings – NOMA is entering a new period of growth, as underlined by this letting agreement, and we look forward to the future with confidence.”

Peter Gallagher of Colliers, which acted for MEPC, added: “Manchester leads the regional Big Six in average inward investment take-up for a reason – it has always offered large corporate occupiers plenty of options. However, that dynamic could be about to shift as we predict a scramble for what remaining space there is left in the city.”
