Swiss Life looks for buyer for trio of Greenwich shops

Swiss Life Asset Managers is looking for buyers for three shops close to London’s O2 Arena.

The shops are on the ground floor of the Ravensbourne University London building on the Greenwich Peninsula.

CBRE is seeking offers over £6.8m for the long leasehold, reflecting a net initial yield of 7% and a reversionary yield in December 2027 of 7.23%.

The shops are let to Costa Coffee, Banana Tree Restaurants and Gordon Ramsay Street Pizza and have an average unexpired lease term of 12.6 years. The combined annual rent generated is £507,000.

Costa Coffee has 1,518 sq ft until 2032, Banana Tree has 3,092 sq ft until 2038 and Gordon Ramsay’s Union Street Café has 4,262 sq ft until 2038.

GLA Land and Property is the building’s freeholder.
