British Land secures physical stores for two online retailers

British Land has secured two new retail additions at its 523,000 sq ft Glasgow Fort.

The landlord has signed BPerfect Cosmetics and Bee Inspired, as the number of digitally native brands opening physical space continues to rise.

BPerfect Cosmetics, a cult cosmetics brand with a vast online presence, will open a flagship store in Scotland this November. The store will be adjacent to Zara, Victoria’s Secret, and Next, placing the brand in the heart of Glasgow Fort.

BPerfect’s move into physical retail reflects its growth and commitment to delivering an immersive in-person experience for customers.

Streetwear brand Bee Inspired, another digitally native brand, has opened an 1,841 sq ft pop-up store at Glasgow Fort, next to Forty Clothing and JD Sports.

Founded by former professional footballers Steven Robb and Mark Corcoran, Bee Inspired has built a global following, particularly on platforms such as Instagram and TikTok, where the brand’s collections are frequently seen on high-profile athletes. The Glasgow Fort pop-up allows the brand to trial a physical store, with a view to further expansion.

Ross McCall, retail leasing and commercialisation director at British Land, said: “The addition of BPerfect and Bee Inspired is an exciting development for Glasgow Fort, and reinforces the shopping park’s status as a leading retail destination.

“We have seen a growing demand from brands that started online but now want to accelerate their brand recognition and affinity with a physical footprint. The combination of a great shopping environment, strong footfall, and a community of dynamic brands makes Glasgow Fort the ideal location for these businesses.”
