Solihull Council and regeneration specialist Muse have signed a development agreement to transform the town’s Mell Square shopping hub.
Muse was first selected as preferred development partner for the redevelopment of the 450,000 sq ft shopping centre in November 2023.
The firm will now push ahead with plans to redevelop Mell Square with a mix of uses, including around 100,000 sq ft of shops, bars, cafes and restaurants, 50,000 sq ft of public green spaces, 1,600 new homes and the retention of around 60,000 sq ft of existing commercial space.
The total site comprises about 16 acres in the heart of Solihull.
Ian Courts, leader of Solihull Council, said: “This development agreement means that we are entering a crucial phase of the regeneration. With Muse’s expertise as a nationwide developer, I am confident that we can reinvigorate Mell Square to enhance Solihull town centre’s existing retail offer, visitor attractions and diversify the night-time economy.”
He added: “I’m really pleased to see a strong focus on new housing as part of Muse’s proposals. It’s so important that we can provide a range of properties for our residents, from starter homes onwards. Bringing more people into our town centre can only be a boost to our local businesses and the wider economy.”
Maggie Grogan, managing director – Midlands at Muse, said: “The regeneration of Mell Square is a unique opportunity to respond to the changing demands on Solihull town centre. Our vision could deliver a bold mixed-use neighbourhood with new evening and night-time uses, alongside new homes and public spaces. Having a development agreement in place enables us to build on the important work we have already done to develop our approach.”
The plans are currently out for public consultation and can be viewed in full at www.mellsquaresolihull.co.uk.
Architect Howells and planning consultant Turley have also been appointed on the scheme.
