Community favours offices-to-labs move at £1bn MIX Manchester

Manchester City Council’s executive committee has approved amendments to the £1bn strategic regeneration framework for the UK’s first airport-based science, innovation and manufacturing campus.

The 60-acre project, known as MIX Manchester, was rebranded in May in a move away from offices towards science. The approval in principle of the draft strategic regeneration framework was granted in July, with updated plans taken to the public in August.

The eight-week public consultation has resulted in a number of minor amendments being made to the masterplan, including enhancements to the cycle and walking connections. In addition, further investigation and consideration of existing watercourses and proposed drainage systems will be undertaken.

More than £30m of capital has already been invested in the site to create a new pedestrian bridge linking to the main airport site and the Enterprise Way link road. High-voltage electricity and utilities connections have been installed and three hotels have been built near the site.

MIX Manchester is expected to be delivered in phases and, once completed, the development will be one of the largest science and innovation campuses in the UK, with 2m sq ft of advanced manufacturing and science space.

The first planning application is expected to be lodged next year.

The joint venture partnership behind MIX Manchester includes clients represented by Columbia Threadneedle Real Estate Partners, Manchester Airports Group, Beijing Construction Engineering Group International and Greater Manchester Pension Fund.

Gareth Jackson, group property director at Manchester Airports Group, said: “MIX Manchester’s airport location and capacity makes this one of the best locations in the UK to support innovation-led businesses, with a strong presence in manufacturing and life sciences.”

Sheppard Robson and Planit designed the masterplan. CBRE is acting as planning consultant, while JLL and Track Real Estate have been appointed as agents.
