Park House gets approval for Oxford Street retail revamp

Plans to bring a variety of new offerings to a retail, office and residential block on London’s Oxford Street have been approved by Westminster City Council.

Park House Limited applied for a change of use and external alterations to 453-497 Oxford Street, W1.

The eight-storey mixed-use building is situated on the south side of Oxford Street, directly opposite Marks & Spencer.

The planning application focuses on the basement, ground and first floors, currently occupied by nine retail units with a combined area of 92,000 sq ft, which will be reconfigured to attract a broader mix of occupiers.

The plans include the creation of a 10,764 sq ft medical centre, a 9,837 sq ft restaurant and a competitive socialising space of up to 21,528 sq ft across the basement and ground floors. At least 54,932 sq ft of retail space will be retained as part of the redevelopment.

All current tenants – including Swarovski, Urban Outfitters, Zara, River Island, Bershka, Pandora and Life Pharmacy – will vacate the premises at the end of their leases, according to the planning application.

Councillors raised no objections to the planning application.
