Financial services company lines up City prelet

Financial services company Euroclear is under offer to prelet the entirety of 63 Coleman Street, EC2, owned by developer CLI Dartriver.

The company is set to pay an average rent price in the high £80 per sq ft for the circa 40,000 sq ft building, which it will move to from its current base in Watling House at 33 Cannon Street, EC4, ahead of a March 2026 expiry.

Euroclear’s lease at its new base is set to run for 15 years with an option for a lease break at 10 years.

Bought by CLI Dartriver in 2021, work on the Emrys-designed building is due to complete in summer next year, with agents Knight Frank and Cushman & Wakefield advising on leasing.

The move comes after a private Chinese investor acquired Watling House for £70m from BlackRock in 2023. The owner, advised by agents BNP Paribas, is looking to refurbish the rest of building and bring it back to market, where 14,000 sq ft of space is available already on the fifth floor.
