British Land’s Euston Tower up for approval

British Land’s plans to redevelop Euston Tower into a 32-storey mixed-use tower are up for approval at Camden Council’s planning committee meeting on 20 March.

The proposals would involve the deconstruction/demolition of the existing 36-storey tower at 286 Euston Road, NW1, while retaining of 31% of the existing structure in the foundations, basement and central core.

This would then be replaced with a new tower of the same height but an increased floorspace of almost 270,000 sq ft – taking the tower’s total floorspace to 859,229 sq ft.

In doing so, the proposals would reduce the retail space in the tower by 624 sq ft to 10,732 sq ft and increase the office and lab-enabled workspace to 831,221 sq ft. The new tower would also contain 17,276 sq ft of enterprise space.

The make-up of the office and lab space in will be split into 541,370 sq ft of offices and 263,673 sq ft of lab-enabled space.

British Land’s plans to reposition the site into a life sciences and innovation hub has been in the works for a few years. The company revealed the plans in the summer of 2023, before submitting its plans early last year.

The developer is looking to offer space for businesses of all sizes, from flexible incubator and accelerator space for start-ups and scale-ups to larger office and lab space for businesses of scale.
