Plans lodged for £87m South Bank labs

Pioneer Group and King’s College London have tabled proposals for the redevelopment of two sites on London’s South Bank.

The partnership, which is understood to be the first of its kind in the UK, was established in mid-2023. Pioneer has agreed to lead the design, development and operation of the facilities for the university’s next generation of spin-outs.

The project, which has a gross development value of £87m, will deliver a purpose-built life sciences facilities spanning 95,000 sq ft. It will also feature write-up areas, circulation spaces, shared lab support and storage facilities in addition to a shared reception area and amenity spaces such as meeting rooms, roof terraces and break-out areas.

These incubator spaces, designed by Corstorphine & Wright, are expected to cater to university enterprises and early stage companies in the fields of biotech and medtech.

JLL is advising Pioneer and Kings College on planning matters.
