GPE secures investment firm for 30 Duke Street prelet

Global investment firm Clayton, Dubilier & Rice has agreed a prelet of 30 Duke Street, SW1, owned by investor-developer Great Portland Estates (GPE).

The company will occupy the entirety of the 62,500 sq ft building on a 15-year lease, with the rents agreed described as “ahead of March 2025 ERV”.

According to Savills’ Central London Office Quarterly report, average prime rents for the West End stood at £156 per sq ft at the end of Q1.

The new occupier will have access to 3,700 sq ft of roof terraces on the upper levels of the building, which will stand at eight-storeys.

Practical completion is expected in summer 2026, at which point CD&R will start its fit-out.

The move will see the company leave its current premises in Cleveland House at 33 King Street, SW1, where the company has been registered since 2009.

GPE was advised by Knight Frank and Cushman & Wakefield, while CD&R was advised by Talbott Scott.
