JV gets green light for east London urban logistics development

Oxford Properties and asset manager M7 Real Estate have received the green light from the London Borough of Newham for their proposed redevelopment of Beckton Gateway Retail Park in east London into a grade-A industrial and logistics hub.

The scheme will see Beckton Gateway redeveloped into 324,000 sq ft of high-quality, flexible warehouse space with ancillary office accommodation, delivered across three new buildings.

Existing drive-thru units operated by McDonald’s, KFC and Starbucks will be retained as part of the plans.

Sustainability is a key focus of the redevelopment, with rooftop solar PV panels enabling the scheme to achieve BREEAM Excellent and EPC A ratings.

Once complete, the project is forecast to generate £23.5m annually for the local economy. The development is set to create over 300 full-time equivalent jobs, including roles during the construction phase, resulting in an estimated 160% uplift in overall local employment across a range of expanding sectors.

The construction phase is scheduled to begin in 2030.

Existing retailers will have nearly five years to prepare, and M7 is working with tenants and neighbouring landlords to identify suitable alternative premises in the local area.

At Beckton Gateway we are creating a Grade A industrial and logistics hub that will lead the way for this type of real estate in the nearby area.”
