Vistry Group and Places for People have been granted reserved matters planning approval by Canterbury City Council for Phases C & D of the Lower Herne Village development in Kent, which will provide 296 homes.
Construction is expected to begin in 2026 on these 296 homes, which will be delivered in a joint venture partnership between Vistry and Places for People and comprise 188 private and 108 affordable homes, with 76 to be affordable rent and 32 shared ownership.
Phases C & D are the latest two phases in the masterplan to deliver 800 mixed-tenure homes at Lower Herne Village, which is expected to be completed over the next ten years, with an anticipated overall completion date of 2035.
The first private and affordable homes at Lower Herne Village were completed in March 2025, with all 128 mixed-tenure homes in this first phase – Greenwood Gardens – due to complete by winter 2026.
These 128 homes comprise 65 private homes and 63 shared ownership properties, in a mix of one, two, three- and four-bedroom homes.
Private home sales through Countryside Homes (on behalf of the partnership) and shared ownership homes through Places for People also launched earlier this spring.
