PDFM Second Property Partnership has bought the Nova Centre at Avonmouth, Bristol, for £3.35m, reflecting an initial yield of 12.6%, rising to 13.6% by the end of the year.
The 15,329 sq m (165,000 sq ft) warehouse-industrial complex was refurbished in 1992 and is now let to Canning Packaging, P&O Distribution and Jokyle Holdings. The investment produces £434,000 pa.
