Bass plans 330,000 sq ft unit at Centrum 100

Bass Brewers is buying the freehold interest in 8.4 ha (21 acres) at Centrum 100, Burton upon Trent, for its national distribution centre. The brewery plans to build a 30,935 sq m (333,000 sq ft) warehouse and 1,115 sq m (12,000 sq ft) offices on the site.

The terms of the deal with landowner Bass Developments are confidential, but quoting prices on the 40.5 ha (100 acre) site are £432,419 per ha (£175,000 per acre).

The latest investment follows Littlewoods decision last year to buy a 7ha (17.5 acre) plot at the scheme for a 27,870 sq m (300,000 sq ft) distribution centre. That deal included the option to double the size of the site.

Three years ago Bass built its own headquarters on the site and this was followed by a retail warehouse park which secured tenants like Wm Morrison, Dixons, Homepower, Carpetright, a McDonald’s drive-thru restaurant and a Tom Cobleigh family pub. A Honda/Suzuki dealership and a 70-bedroom Holiday Inn followed suite.
