Exclusive Royal Mail tipped to take offices at No 3 Brindleyplace, Birmingham

Royal Mail is poised to put most of the remaining 6,038 sq m (65,000 sq ft) at No 3 Brindleyplace office building in Central Birmingham under offer.

The building forms part of Argent’s successful Brindleyplace development on Broad Street and a successful deal there would mean an end to Royal Mail’s long search for 4,645 sq m (50,000 sq ft) in Birmingham.

The nationalised industry lost out on its first choice when National Westminster bought the freehold of Richardsons’ Maple House on Corporation Street for £9m.

A deal at No 3 could mean that Dibb Lupton Alsop will have to adjust its plans. The legal firm, which is searching for 3,251 sq m (35,000 sq ft) in Birmingham city centre, had shortlisted No 3 but will now have to consider the 11,075 sq m (126,000 sq ft) No 4 Brindleyplace. DLA has shortlisted five other sites in Birmingham, including the Snow Hill House development site on Livery Street.

Grimley has already taken 2,415 sq m (26,000 sq ft) for its own offices in No 3. The building is set for completion in March 1998.

Weatherall, Green & Smith is advising the Royal Mail while Grimley and Richard Ellis are joint-letting agents at Brindleyplace.
