Exclusive Assembly decision prompts 70,000 sq ft speculative development at Cardiff Bay

Developer Grosvenor Waterside plans to speculative develop up to 6,503 sq m (70,000 sq ft) of offices in Cardiff Bay following the news of its successful bid for the Welsh Assembly this week.

It is also close to signing up to three seperate office occupiers for further parts of its scheme in the Bay, including the remaining 0.52ha (1.3 acres) next to the Assembly site itself.

Hyder, the privatised utilities group, is talking to Grosvernor Waterside about taking a purpose built office building of to 5,574 sq m (60,000 sq ft) as is one other unnamed occupier – possibly television group HTV – which is looking to move from St Mellons in Cardiff. And serviced office centre operator Regus has made a bid to take the final 1,858 sq m (20,000 sq ft) phase of Scott Harbour, Grosvenor’s flagship office scheme.

Alun Davies, Managing Director of Grosvenor Waterside, confirmed that Regus had made an offer to occupy all of the 1,858 sq m (20,000 sq ft) third phase of Scott Harbour.

He added: “We are talking to Hyder about a purpose-built office on the site next to the assembly building and I can see another occupier joining them.”

If Regus goes to Scott Harbour it will be its second site in Cardiff. It already has committed to some 2,136 sq m (23,000 sq ft) at Cardiff Gate business park and is due to open this year.
