CWS Properties has been granted planning permission for a £14m office and industrial development of up to 19,509 sq m (210,000 sq ft) on a 1.53ha (3.8 acre) site in Solihull, South Birmingham, and is planning a ‘hybrid’ scheme combining office and high specification light industrial accommodation in each unit.
The developer is believed to be considering speculative development but is also looking to pre-let units of up to 6,500 sq m (70,000 sq ft) on the site which forms part of the larger 4.85 ha (12 acre) Cranmore Centre development off Central Boulevard, Solihull.
CWS’ scheme – called Cranmore Central – will be built next to existing accommodation occupied by companies like Bristol & West, ECC and Siemens. They are taking advantage of a location just off Junction 4 of the M42 and Solihull town centre.
The developer has outline planning permission for three separate B1 buildings and has appointed GVA Grimley as sole letting agent.
“There is still a shortage of mixed-use business park space within the Midlands. A site such as Cranmore Central with its quality hybrid units and close proximity to the M42 will make it very desirable to businesses wishing to relocate,” said Carl Potter, partner at GVA Grimley.
