Exclusive: Solicitor tipped to take space at Birmingham’s Imperial House

Solicitor Irwin Mitchell is tipped to have put up to 3,716 sq m (40,000 sq ft) of space under offer in the last remaining major new office building in Birmingham city centre – Richardson Barberry’s Imperial House.

The 5,574 sq m (60,000 sq ft) Imperial House, which has been vacant since it was completed last year, is thought to have at least four floors under offer to the solicitor. However, developer Don Richardson would only confirm that there is a lot of interest in the building, “from a number of different parties”.

Irwin Mitchell has been quietly looking for space in Birmingham for a few months in which to consolidate its offices in the city. It currently has space at 42-44 Waterloo Street and in The Citadel at 190 Corporation Street.

Recent deals saw significant chunks of space taken out of the market at Brixton Estate’s 120 Edmund Street. Imperial House is the only new-build office available in the centre for occupiers wanting over 3,251 sq m (35,000 sq ft). Local agents have noted gaps in the development pipeline, with a lack of speculative office schemes in the centre until schemes such as MEPC’s refurbishment of Victoria Square House are completed.

Space at Imperial House was available for around £204 per sq m (£19 per sq ft).
