Marylebone Warwick Balfour Group is to buy Star City leisure park in Birmingham for up to £80m.
Star City, at 36,231 sq m (390,000 sq ft), will be the largest commercial leisure scheme in Europe.
It is being developed by Richardson Developments and Tarmac Developments on a 10.12ha (25 acre) site alongside the M6 at Spaghetti Junction.
