English Partnerships is looking to develop the final site at its Temple Quay flagship in Bristol city centre. The move would make available up to18,580 sq m (200,000 sq ft) of office, retail and leisure space, including a 5 star 200-bed hotel.
The 3.23ha (8 acre) Temple Quay East site is jointly owned by EP and Railtrack. It will be developed in line with the proposed upgrade and refurbishment of grade 1 listed Temple Meads station. Transportation specialist The Denis Wilson Partnership is conducting a feasibility study for the masterplan, so that it accommodates Bristol’s proposed LRT system, bus services and a multistorey car park.
“There will be a separate masterplan for Temple Quay East, creating a new entrance to the station, environmental improvements, new courtyards and providing more commercial and mixed-use development,” said Ken Johnson, English Partnerships’ project manager.
He added that EP had plans for a luxury hotel of up to 200 beds and was keen, despite recent deals with office occupiers DETR and solicitor Osborne Clarke, that Temple Quay would not be an “office ghetto”.
In total, Temple Quay has outline permission for 92,900 sq m (1m sq ft) of commercial development.
