Hunters Leisure has bought leases on sites in Edmonton, north London, and Folkestone, Kent, which it will convert to health and fitness clubs at a cost of £2m.
It expects to buy a 25-year lease on a third site shortly. It has other clubs in Tonbridge, Kent and Dunstable, Bedfordshire.
The new sites fit in with its strategy of expansion in south-east England.
