The Welsh Development Agency (WDA) is to speculatively build 9,290 sq m (100,000 sq ft) of industrial space on Goatmill Road in Duwlais, East Merthyr. The £3.8m scheme is the first new development in the Valleys and West Wales since the area gained Objective One status earlier this year.
Three industrial units will be built on the former iron and coal-mining site, with the WDA quoting rents of £43 per sq m (£4 per sq ft).
The development, which is funded by the WDA and the European Development Fund, forms part of the East Merthyr Project, one of the largest land reclamation projects in Wales.
A spokesman for the WDA said: “We spec build wherever we feel there is a need for it. The Objective One status will help improve the infrastructure and environment in this area and help make it more attractive to occupiers. We are in tentative negotiations already.”
West Wales and the Valleys will receive £1.3bn of EU funding over the next six years.
