JJ Gallagher is in discussions with a service sector operator for a call centre prelet of up to 13,935 sq ft (150,000 sq ft) on its Warwick Gates business park, near the M40 in Warwickshire.
The developer is trying to attract potential Thames Valley occupiers to take large campus-style developments on the 18.2ha (45-acre) park and Cisco Systems has been tipped as a frontrunner for the scheme. A source said: “Cisco has a big requirement and Warwick Gates will be one of its top choices.”
Martin Guest of Insignia Richard Ellis, joint agent with FPDSavills for the scheme, confirmed the developer has been in talks with a number of software and technology companies for prelets, although no deal has been struck as yet.
At the £25m first phase, Cannon Health & Fitness Centres and Jigsaw Day Nursery have signed up for space and premises are being developed for them along with a speculative 1,858 sq m (20,000 sq ft) office building. The remainder of the site is available for prelets of up to 23,225 sq m (250,000 sq ft).
