MEPC is planning one of the UKs first film and media clusters.
The developer has submitted an application for a £500m scheme at its Leavesden Park development near Watford. The scheme, which will form the second phase of Leavesden Park, is intended for companies in the telecoms, media and technology sector.
MEPC director Gavin Davidson said: “We feel that there has been a clustering effect on a number of our developments, and it tends to be more successful if we focus on one area of the market rather than opening it up to all areas. The potential for combining the media industry with new technologies is the best way to optimise the value of the park.”
MEPC has spoken to potential occupiers of phase two. Davidson said that the developer is considering the possibility of having a management company to organise the leasing of studios in phase two.
A spokesman for Three Rivers District Council said: “MEPC could have applied to do any sort of development, but they decided to retain the sites current use. It is a fantastic location for filming.”
Phase two will provide 120,773 sq m (1.3m sq ft) of film studios, offices, business space and amenities to include a restaurant, hotel, medical centre, travel agency and health club. It will also include a large public park with nature conservation areas, and an amphitheatre.
Film studios will occupy 20ha (50 acres). Construction of phase two should start in early 2002, subject to consent. The 37,161 sq m (400,000 sq ft) phase one at Leavesden is now under construction and has been prelet to BT.
Harry Potter and the Sorcerers Stone is currently being filmed at Leavesden.
