Cirrus House, the first building at Kings Business Park at Knowsley, Merseyside, has been sold to Henderson Global Investors by The Hazels Development Company.
The £3.4m deal reflects a net initial yield of 9.35%.
The 2,841 sq m (30,581 sq ft) Cirrus House is let on a 10-year lease to Vertex Data Science at £338,335 pa, equating to £119.15 per sq m (£11.07 per sq ft).
JLL represented Henderson, while Dunlop Heywood Lorenz represented the vendor.
