Securicor sued over condition of Basingstoke offices

The recruitment arm of Securicor is facing High Court action over the allegedly dilapidated and undecorated condition of rented offices at the time that they were returned to the landlord.

Landlord CGU International Insurance plc is suing tenant Securicor Recruitment Services Ltd, which took a five-year lease of unit 12, Plover House, Aviary Court in Wade Road, Basingstoke, in 1996 at a rent of £24,500 pa.

CGU, of St Helens, Undershaft, London EC3, is seeking damages for breach of covenant, plus interest, from Securicor, of Sutton Park House, Carshalton Road, Sutton, Surrey.

The claim says that the lease expired last May, but it is alleged that Securicor breached its covenants by returning the property in a dilapidated, unrepaired and undecorated condition that will cost more than £14,000 to remedy.

CGU also claims that professional fees will cost more than £16,000, and seeks to recover other losses, as yet unquantified, including loss of service charges, loss of rent, and rates paid during repair works.
